RockSolidQualityHome.com sells homes to people with one option being that the buyer takes over the mortgage payments.

That's not something that can be done. You have to either have them sell the house to you or you have to buy it once it goes to auction after foreclosure.
No such thing.
Foreclosure does not work that way.
